8 Mistakes to Avoid When Hiring a

Hiring on price alone

The lowest quote is rarely the best deal. It's often the contractor who's leaving out permits, disposal, or trades — then charging you later. Compare what's included, not just the total.

Not getting a written contract

A verbal agreement is worth nothing if the project goes sideways. Get a written contract with scope, timeline, payment terms, and warranty — before any work starts.

Paying too much upfront

A 50% deposit on day one is a red flag. Legitimate contractors need a deposit for materials — typically 30–40%. If a contractor needs more than that before they've done any work, walk away.

Not checking license and insurance

Ask for their license number and insurance certificate. Verify both. An uninsured contractor working in your home is your liability if someone gets hurt.

Skipping the permit question

Ask: "Do you pull permits for this work?" If the answer is "we don't need them" or a dodge — walk. Unpermitted work is your problem when you go to sell.

Not getting references for similar projects

Ask specifically for references on projects similar in scope to yours. A contractor who's good at half-baths may not be the right call for a full kitchen gut.

Signing without a completion timeline

Your contract should have a start date and an estimated completion date. If a contractor won't commit to a timeline in writing, that's a signal.

Not discussing "what if" scenarios upfront

What happens if you find a plumbing issue behind the wall? What if materials are backordered? Ask these questions before you start — not after.

  • Are you licensed and insured — can I see the certificates?
  • Is your quote all-inclusive (permits, disposal, all labor)?
  • What's your crew situation — is it your own people or day labor?
  • What's the written payment schedule?
  • Do you provide a written workmanship warranty — and what does it cover?
  • What happens if you find something unexpected behind the wall?
  • Can I see references from similar completed projects?
